Common problems we fix around Atlanta

Here are the problems we’re called for most often around Atlanta.

Tall front steps pulling away from the house

Many Atlanta-area homes have big poured front steps or a stoop several feet high. All that concrete is heavy, and it often sits on fill soil placed against the foundation when the house was built. As the fill settles, the steps tip forward or drop, and a gap opens up where they meet the house.

Sloped driveways that cracked and dropped

On hilly lots, water runs down the driveway and along its edges in every storm. Panels near the street or the garage drop and crack, and the joints between them turn into lips that catch tires and lawn mowers.

Walkways and patios with trip hazards

Front walks, back patios and the slabs around the house shift panel by panel, leaving edges that catch a toe.

Concrete lifting in Atlanta, GA

How It Works

Foamjection Technology is designed to compact subgrade that is weak or sinking,
stabilize the concrete slab above and, if necessary, lift the slab to eliminate unlevel surfaces and trip hazards.

Step 1

Step 1

Penny size holes are drilled through the slab where the damage exists. About five feet apart.

Step 2

Step 2

Ports are installed and hot, liquid Polyurethane foam is injected under pressure. The foam expands to compact the subgrade and stabilize the slab. Pressure gauges tell the installer when the subgrade is fully compacted, and the slab is stabilized.

Step 3

Step 3

If lift is desired, additional foam is injected very slowly to raise the slab as close as possible to its original position.

Step 4

Step 4

The injection sites are filled and leveled using sanded concrete. The work area is cleaned.

Most projects are completed in less than a day. The slab is ready for use within one hour of completion.
All Poly Lift teams are full-time employees led by experienced crew chiefs.

    Why concrete moves in Atlanta

    Red clay, not sand

Atlanta sits in the Georgia Piedmont, where the classic red clay comes from soils like the Cecil series. The USDA describes Cecil soils as well drained, with a subsoil of red kaolinitic clay, on Piedmont uplands (USDA NRCS: Cecil series). That’s very different from the sandy ground our Florida customers have.

Clay holds water. When it’s soaked it gets soft, and when it dries out it shrinks and pulls away from the bottom of a slab. On a building lot, the clay that was dug out and pushed back as fill around the foundation is looser still, so steps, stoops and the first driveway panel at the garage are often the first things to sink.

    Freezes, downpours and summer heat

Atlanta’s weather works that clay from every direction. Winter freezes push water in cracks and under slab edges outward, heavy storms wash soil out from the edges of driveways and walks, and hot, dry summers shrink the clay before the next storm swells it again. Over a few years, that cycle leaves voids under the concrete, and the slab settles into them.

    Services that fit Atlanta homes

    • Front step and stoop lifting. We raise tall, heavy steps back up against the house and fill the voids under them, without tearing them out.
    • Driveway lifting. We level sunken panels on sloped and flat driveways and close up the lips at joints.
    • Sidewalk and walkway leveling. We take out trip hazards on private walks, and on public sidewalks when you’re responsible for the repair.
    • Patio and pool deck lifting. We level back patios and pool decks that have tipped toward the house or the pool.
    • Soil stabilization. Where soft clay keeps moving, deeper foam injection can firm up the ground. See our Atlanta soil stabilization page.
    • Garage floors and commercial slabs. We lift settled garage floors, shop floors and business sidewalks.

After lifting, we caulk the joints with flexible sealant so less water gets under the slab.

FREQUENTLY ASKED QUESTIONS Everything You Need to Know About Our Services and Solutions in Atlanta, Georgia

Why does concrete sink in Atlanta?

Atlanta sits on red Piedmont clay. It swells when wet and shrinks when dry, and the looser fill around foundations settles over time. Add freezing nights in winter and heavy storms, and slabs lose support and drop.

Who is responsible for sidewalk repair in Atlanta?

According to ATL311, the city covers it when city tree roots caused the damage. Otherwise, repairs to the sidewalk, curb or driveway apron next to your property are the owner’s cost. Call 311 or use atl311.com to report damage or ask for an inspection.

Can you lift tall front steps that pulled away from the house?

Yes. We drill small holes, inject foam under the steps to fill the voids, and raise them back toward the house. Then we seal the gap so rain stops running behind them.

Does freezing weather affect foam lifting?

The foam itself isn’t hurt by freezing. Lifting a slab and sealing its joints helps keep water out from under it, so there’s less to freeze and push the concrete around.

How long before I can use the concrete again?

Most projects are done in a couple of hours, and the concrete is usable within an hour.
